PREPARING YOUR HOME TO SELL FOR THE HIGHEST

The goal is to create a pleasing generic look that a potential buyer will find attractive and inviting enough to make it their home . . .
The Basics
A. Pets – Hide any water/food bowls and toys
B. Light bulbs - Replace any burn out bulbs
C. De-clutter & organize as much as possible. Put away toys, clothing, dishes, towels, shoes, etc.
E. Dust and vacuum, clean all counter & table surfaces.
F. Lights – Turn on all interior lights even under cabinet lighting for showings.
G. Fans – Turn on ceiling fans to low speed for showings.
H. Fireplace – clean out all debris and ashes.
I. Blinds – Open all shades & blinds to half position and straighten out curtains.
J. Remove seasonal decorations if possible.
K. If your re-painting your home choose a neutral color inside & outside.
Kitchen
A. Clear off counter tops including food, dish racks, cutting boards, and organize small appliances on counters.
B. Put away any dishes in the sink and dishwasher.
C. Remove fridge magnets and other items off the fridge.
D. Remove dish liquids, dish towels, and cleaning products as well as garbage bins, brooms, and mops.
Bathrooms
A. Clear off the countertops including toothbrushes, soaps, razors, lotions,
garbage cans, bathmats, scales, spare toilet rolls, and toilet brushes
B. Close all toilet lids.
C. Put out fresh towels neatly folded on towel bars or next to sink.
Bedrooms
A. Put away clothes, shoes, etc. and make sure that nothing shows under the bed.
B. Remove items from bedside tables, including books, magazines, and jewelry.
C. Put away stuffed animals and excess toys or neatly organize them on a shelf.
D. Remove portable fans, heaters, and waste baskets.
E. Make the bed with a nice bedspread and fluffy pillows at the head of the bed.
Dining Room
A. Arrange chairs neatly around the table.
B. Add a nice centerpiece such as a bowl of fresh fruit or a floral arrangement.
Living/Family Rooms
A. Remove piles of newspapers and magazines.
B. Put away all TV/stereo remotes.
C. Remove excess knick-knacks and clutter.
D. Conceal all electric/cable cords as best you can.
Exterior
A. Keep the lawn mowed and trees & shrubs trimmed, make sure all walkways are accessible and are not cluttered with debris or overgrown with plants.
B. Sweep or blow off all porches and sidewalks.
C. Neatly organize all garden tools including hoses and sprinklers including children’s toys.
D. Move garbage and recycling bins out of sight.
E. Outdoor furniture - wipe it down and make sure that any cushions look clean and fresh.
F. Open any Patio umbrellas or awnings.
G. Remove seasonal decorations if possible.
